The Facilities Technical Resource

The facilities maintenance technicianis responsible forgeneral upkeep, repair, and improvement of building facilities, assetsand grounds. This role requires a proactive approach to assuring that the facilityis well maintained, operates efficiently and safely. The position may involve a combination of routine inspections, preventive maintenance, and emergencyrepairs.

Essential Responsibilities & Functions include the following, others may be assigned.

General Maintenance:

  • Performing routine inspections of building systems, including HVAC, plumbing, electrical, and structural elements.
  • Address and repair minor issues such as leaks, faulty wiring, and broken fixtures.
  • Conduct basic carpentry, painting, and general repair work.

Preventative Maintenance:

  • Develop and implement a preventative maintenance schedule to minimize downtime and extend the life of equipment and facilities.
  • Maintain accurate records of maintenance activities and repairs.

Safety and Compliance:

  • Ensure all work complies with local building codes and safety regulations.
  • Maintain and update safety records, including fire alarm systems and emergency lighting.
  • Respond promptly to emergency situations, such as power outages, safety hazards or water leaks.
  • Wears proper PPE and follows site standards where required.

Grounds Maintenance:

  • Oversee the upkeep of outdoor areas, including landscaping, snow removal, and general cleanliness.
  • Maintain walkways, parking lots, and other exterior areas in a safe condition.

Communication and Coordination:

  • Applying preventative measures to the building to reduce the risk of future problems, such as using a sealant on a flat roof.
  • Fixing potential safety hazards to avoid injuries.

Examples of repairs:

  • Performing routine maintenance around the building such as fixing structural damage. E.g., window, door or wall repair, painting on non-production equipment.
  • Assist contract support with facility work being performed
  • Maintain standard materials needed for facility work
  • Repairing broken or leaking plumbing to avoid water damage and restore full use of water fixtures.
  • Applying preventative measures to the building to reduce the risk of future problems, such as using a sealant on a flat roof
  • Fixing potential safety hazards to avoid injuries
  • Painting non-production buildings, handrails and structures when old paint has become faded or chipped.
  • Minor concrete and roadway repairs
  • General construction, assembly and installation of non-production equipment
  • Additional duties if qualified or certified:
    • Working on damaged electrical wiring when a shortage or severed wire occurs
    • Maintaining the building HVAC equipment to keep climate control in the facility functioning properly
    • Minor rolling stock repairs
    • Fire and hole watch
    • Minor welding
    • Heavy equipment operations

Supervisory Responsibilities & Functions

This is a non-supervisory position but may provide guidance to contract personnel as needed to meet job requirements.

Qualifications

Requirements

Minimum

  • Education:      High school diploma or equivalent
  • Experience:     One or more years of facilities management experience.

Preferred

  • Education:      Completion of a journeyman program or industrial certification.
  • Experience:     3 or more years of facilities management experience.  Highly qualified candidates would have 3+ years’ experience in Electromechanical, Millwright, Instrumentation or Welding or related experience in an industrial environment.
  • Certificates, Licenses, Registrations:one or more of the following certifications:  HVAC, Electrical, Welding

Language Skills

Reading/comprehension, speaking and writing at required education equivalency level.  Ability to read, analyze and interpret general business correspondence, technical/product information, policies/procedures or government regulations.  Ability to complete written forms and write routine to complex procedures, reports and correspondence.  Ability to effectively present information and respond to questions in a group or individual setting.

Mathematical Skills

Ability to add, subtract, multiply and divide in all units of measure, using whole numbers, common fractions and decimals.  Ability to compute rate, ratio and percent.  Ability to accurately use and interpret precise tools for measuring and alignment

Computer Skills

Proficient Outlook, Excel and SAP

Proficiency in relevant SAP modules preferred

Complexity

The work includes varied duties requiring many different and unrelated processes and methods be applied to a broad range of activities and/or substantial depth of analysis within a particular area.  Decisions include areas of uncertainty in approach, methodology, interpretation or evaluation resulting from such elements as continuing changes, technical developments, unknown phenomena or conflicting requirements.  The work requires originating new techniques, establishing criteria, or developing new information.

Physical Demands

 The work requires physical exertion to include sitting; walking; standing; bending; climbing stairs and ladders, carrying/lifting of light and heavy items (up to 50 lbs). Some work will be above ground using powered equipment < 30ft.  Work routinely requires speaking and hearing (expression or exchanging ideas by means of spoken words and perceiving sounds by ear) and ability to distinguish between colors on wiring.

Work Environment

The work environment requires normal safety precautions typical of industrial/manufacturing environments.  Requires use of safe work practices with equipment, avoidance of trips and falls, and observance of fire regulations.  Requires the safe use of jacks, come a longs, cranes hoists and other lifting equipment for heavy components and equipment. Manufacturing and warehousing areas are not climate controlled and environment includes work that requires special safety precautions such as working with irritant chemicals, around moving parts, carts or machines.  Employee will be required to use protective clothing or gear such as masks, gowns, coats, safety shoes, boots, goggles, gloves, safety glasses or shields.

Located in Augusta, Georgia, the site is Prayon’s only US production location. It is primarily oriented towards the food sector, but also maintains a strong presence in the health and dental care, as well as technical markets.
